My name is Philip Frallicciardi.  I am the founder and owner of Realty Solutions of Tampa Bay Inc.  I have been a licensed real estate broker since 1998, a licensed real estate appraiser since 2002, and a licensed MLO (Mortgage Loan Originator) since 1997 here in the Tampa Bay area.  I moved to Saint Petersburg in September of 1991 and have lived in Pinellas County througout the past 32 years.

I have appraised over 3,500 houses and have listed and sold 314 houses during that time.

I  have also bought and sold over 240 houses for my own behalf and have managed my own portfolio of rental properties.

I am able to offer appraising your home, listing your home, representing you as a buyers broker, property management, mortgage financing, and may be interested in purchasing your home.  No one else has the licenses and experience I have and can offer you these professional services.

The wide ranging experiences of seeing real estate from different perspectives has given me the insights to consult with property owners.  Many of the properties I purchased had problems to solve and I began consulting with property owners who owned and wanted to sell a problem property.  What is a "problem property"?  These are properties which have code enforcement liens, property tax liens, probate situation, houses in disrepair, house in foreclosure, tenants who stoppped paying their rent, a inherited house, an unwanted property, or any other circumstance.  These are problems that can happen to anyone.  Over time, I developed a reputation for solving these problems and began specializing in these types of situations, especially probate properties.

We work with houses in all conditions. The house can be in good condition or in need of significant repairs or anywhere in between. We love houses in good condition. You won’t have to worry about listing the house and cleaning it every time another potential buyer wants to walk through and look your house over. We also love fixer projects and we’ll save you the time, effort, and cost of repairs. You won’t have to worry about fixing your house up.

You won’t have to worry about all the fees associated with house ownership such as utility payments, commissions, insurance, property tax, and mortgage payments (if any).

You won’t have to worry about delays or the sale not happening. Because we don’t complicate matters with an inspection period, home inspectors, appraisers, and banks. We pay in cash and can close quickly or close on the date you prefer depending on your circumstances.

We take care of all the paperwork and work with a title company to smoothly arrange the closing. If you live out of the area where the house is located, the title company will mail and email all the documents to you and review the closing documents with you by phone before the closing. When I am the buyer, I wire the money into the title company BEFORE the closing so you know the funds are there to complete the sale.
